How the index works

On the 1st and 15th of each month we collect active long-term rental listings in every town in Cumberland and York counties from Zillow, Zumper, Realtor.com and Apartments.com. A unit listed on more than one site is counted once. Furnished and short-term listings are left out where the listing says so.

Rents shown are asking rents on listings that are live today, not signed leases, and they're rounded to the nearest $25. A median is the middle listing: half ask more, half ask less. Small towns can have only a few listings in a size, so we hide medians based on fewer than 5 listings and their numbers can move a lot between updates.
